Have a look at our exclusive process to build your dream home – from initial design to handover. There are seven stages for preparing your new home – initial design, preliminary agreement, finalise selections, building contract, certification, construction, and handover. Read them in detail below.

+ Inital Design

Either select a plan from one of our many standard in house designs or supply your own layout. From there we will organise an obligation free consultation where we will discuss what it is you are looking for in your new home and customise the design and inclusions to create the perfect match.

+ Preliminary Agreement

If you are happy to proceed then the next step is to sign our Preliminary Agreement and pay a fee of $1,800 which will form part of the 5% deposit on settlement of the building contract. This fee will cover the cost of organising your prelimiary plans, soil test and site survey so a construction estimate can be determined.

+ Finalise Selections

While we are organising all of these items we will arrange for you to attend a colour selection meeting with an experienced consultant to select all of your internal and external colours, fixtures, fittings, tiles and other materials. Once the colour selection is finalised we can advise the final contract price.

+ Building Contract

At this stage the QBCC fixed price contract and specification will be prepared for signing. A signed copy will be sent to your lender for finance approval and the remainder of the 5% deposit will be requested. Once the balance of deposit has been receieved a complete set of working drawings will be ordered.

+ Certifcation

The construction plans and supporting documentation (engineering designs, QBCC insurance, energy efficiency assessment, and IDAS forms 1 & 2) will be submitted to a private certifier for building approval. You will need to supply proof of ownership for the land at this stage and confirmaiton of covenant approval if applicable.

+ Construction

Once the building approval has been recieved a copy of the approved plans will be sent to your lender to request their authority to commence. Construction will begin within 10 days of this being recieved and all variations will need to be finalised.

+ Handover

When construction is complete the house and site will be professionally cleaned and all rubbish and left over construction materials removed. You will be invited to site to attend a thorough inspection of the property so that any concerns can be addresses and corrected if need be prior to handover. Once the final payment has then been recieved we will present you with the keys to your new home along with a copy of the final building inspection certificate, operating mauals and warrantry documents.
